Today’s special guest is a student of mine who’s been flipping vacant land. He’s now making around $10K a month in passive income from his deals. He started out his career working for his dad, and then got into real estate and decided to go in on it full time, with some fantastic support from his wife. He began by flipping houses, but once he got introduced to land, he realized that he could meet his financial goals without the hassles and pitfalls of dealing with tenants, rentals, etc. By 2020, Phil decided to focus only on land deals.
Phil’s marketing strategy was a huge part of why he’s been so successful. Many people think that a certain area is too competitive and oversaturated and will avoid it, thinking there’s no opportunity for them. A lot of times, your mailer might be the one thing that makes a seller finally want to sell, even though someone else had already bugged them with their own marketing. Phil uses texting as a part of his strategy and also has a small team with a VA helping him out. We talk about how he targets his areas and the tools he uses for research.
